In trying to present a complete package of service to a potential seller, I am challenged by many questions. One of the biggest questions I answer is this: How can I sell your home for top dollar in the shortest amount of time with the least amount of problems?  This extra step is helping both the seller and the owner determine how to approach the taxman to achieve the lowest possible net taxes.

There are specific areas that you will learn about and be able to inquire about from your accountant. This includes capital gains, exchanges, property tax reductions, historical district tax credits, and many other potential reductions in your ultimate IRS tax bill. If I can sell your property and actually save you taxes in doing so, I hope to earn the title as your REALTOR® for life!

Included with this letter is my home repair log.  If you start it now, you will save time and money with your accountant.  Your accountant will need to determine your cost of your property. Simply put: your accountant will take your sales price minus any cost of sale.  From that total, your accountant will subtract your purchase price and any capital improvements that were not expensed on the property.

One of the ways we can increase your cost basis, thus decreasing your net profit, is to make sure that you have recorded every capital improvement made to your property during your ownership.  I hope that this repair log will help you. The repair log will allow your accountant to take the maximum amount from your gross profit to determine how much of your gain is taxable, especially if your sale is over $1,000,000. Many times there are no taxes due on a residential transfer.

I can talk to your accountant about the opportunities for you to reduce your property tax bill. My goal is not to be a surrogate accountant because I am not licensed in that area; however, since I have dealt with so many sellers in the past, I have come up with ideas how to potentially mitigate the damages that the IRS does to your pocketbook.
