You can use your “gut” in knowing when to send this letter. Maybe it’s been a few weeks of decent activity or maybe it’s after some comments from the seller on no showings. You’ll know when it’s the right time to remind your seller that you are diligently working on and thinking about selling their home.

I am writing you today to update you on what I have been doing to market your property.
I have sent a “Do you know someone who might be interested?” card to all the homeowners in the surrounding area of your property. The card has a photo of your property and all the benefits we have discussed. I have found this a very effective way to find people that have friends or relatives who may be interested in moving to an area in which they already live!
I have also talked about your property to a number of agents in both my office and in other offices, trying to match your property with their pool of buyers. If anyone shows your property, please fax, E-mail or mail me their card or information, so I can follow-up with my survey that I showed you.
