Remember, good communication cures many current problems and greatly reduces the potential for future problems.  Additionally, as you send emails/letters like this one in today’s blog, your seller(s) is continually reminded that you are diligently working hard on selling his/her home!

This is an update letting your seller know how your various team members (paid and unpaid) will be a part of the listing and sale process with them.

Thank you again for the opportunity to market your home.  In order for us to properly market your home, we must work together as a team.  The following details how my team will be helping you achieve your goals in the near future:

Picture:

The picture of your home is taken by one of our team photographers.  This will be used for ads in the newspaper and on the internet.  We will be updating these pictures for any seasonal changes and notify you of all photo shoots so that the area can be marshaled prior to shooting.

Feature Sheets:

Our marketing department has been designing a flyer of your home.  It will contain information such as a floor plan, amenities, and any upgrades in your home.  It will also include all information you provided us at the listing presentation by way of the “IF” sheet.  If there is information that you would like to see on a future feature sheet, please let us know.  Please leave the feature sheets out for showings and in the “take one” box.  Please call if you need more feature sheets, and we will re-stock.  We will also provide you with a CD of your flyer for emergencies.  As a team member, will you please keep the inside and outside flyers fully stocked and fax, mail, or E-mail all cards of the showing agents?  Thank you.

Updates:

We will deliver a computer generated Comparative Market Analysis (CMA) either upon market corrections or at least every 30 days that your home remains on the market.

Advertising:

We advertise in the (names of newspapers and real estate periodicals) plus the internet.  Your home will be advertised in some of these.  Advertising does not typically sell homes, REALTORS® sell homes.  Your home will be in the (main newspaper) about once every week and your home may be shown through “piggybacking” on other weekly ads.

Open House:

The REALTORS® will be invited to tour your home.  Sometimes, we pull strings to get you on early.  We will strive to provide as much notice as possible.

Preparing:

Before any showing, we will review how to prepare your home.  Also, start packing now!  Unnecessary objects around the home can make the home look filled.

Utilities:

On vacant properties or before the closing on your current property, utilities must not be turned off.  Agents, prospective buyers, home inspectors, and walk throughs must be done with utilities on.  Also, keep insurance current until close!

Showings:

Showings are the first step in achieving your goals, therefore please make every effort to have your home ready and available to show at all times.  A lockbox on your door makes your home more accessible for showings; it will remain there until after closing so that the house is accessible for a final walk through and home inspection.

Inspections:

Home inspections requested by the buyer can take up to three hours.  Often the buyers will accompany the inspector during that time.  This, of course, may be unnecessary if you have completed our post-listing inspection already.

Ancillary:

Any services that are recommended by us are done on a referral basis.  We believe them to be excellent and have a track record with them.  However, we can accept no responsibility for their ultimate performance.

As an additional service, we are pleased to discuss information with your attorney or accountant on any tax or legal matters created by the sale.
