This is a slightly different version of yesterday’s letter, notifying the seller of a post-listing/pre-sale inspection. This version doesn’t assume they’ll be present, but rather asks if they cannot be there to please call the office so someone can be present.

Please be advised that on (date and time), your property will be inspected by (company name).
You do not have to be present if it is not convenient for you. You may let the inspector in to begin the inspection, but it is not at all necessary for you to be home during the approximate 1 ½ hours that it will take for this inspection.
If you will not be home to let the inspector start, please let us know so we can make arrangements for the inspection.
We are looking for little stuff, big stuff, easy-to-fix stuff. All will help our marketing efforts and make your property more valuable. I will call you to discuss what we should do, could do, and what will not be necessary.
