Now that we figured out how to organize your database to maximize your leads. I am going to share a few of my favorite database letters. Today’s letter is sent to the buyer of a cooperative agent on a transaction:

Dear Mr. Smith,

Congratulations on the purchase on your new home!  As you know, I represented the seller in this transaction; however, during that representation, I learned many things about your home.

I have extensive research on the comparable sales and current listings.  I can be helpful in establishing or re-establishing value if you want to negotiate your current assessment with the property tax authorities.

I was involved in the negotiations of the inspections as well.  If you need any referrals for repairmen on any nagging challenges, please call me.  I also have access to the sellers.  I would be happy to arrange a three-way phone call for any information you need in getting your home to function fully.

To help you in your future ownership, I can also supply your accountant with a copy of the closing statement and explain any tax deductible items.  If your accountant has any questions regarding this transaction, please have him or her give me a call.

I had an artists’ rendering of the home prepared during the marketing of your home.  I would be happy to make this available to you, if you are interested.

During the marketing process on your home, we made numerous keys for showing access.  These keys are available to you or we can have them destroyed.  Please let us know what you would like to have done with these extra keys.

If you have any questions regarding neighborhood amenities, feel free to call me as well.  I make it my goal to know the neighborhood well, and of course, use its many attributes as a marketing advantage.

I also obtained a waiver certificate waiving the first time deductible on the home warranty policy that I helped negotiate for you.  Please call me with any questions.
