Hey brokers, owners, managers stop selling me on the newest virtual interactive drip web 2.0 system.  I will implement them when I see money made from them.  How about getting full attendance, especially the top agents.  Then get up and tell everyone the following:  “Ok boys and girls you have 15 seconds for each of you to tell us whom your one  most motivated seller, the one that should sell before any of your listings, not based on what they say they want but based upon the actions they will take to make their property more exiting to the market.  Tell us the address, why it is great and why you believe it to be your listing that will sell first.  Go.  Now that we have completed that who has a buyer for any of our best listings?  Now, every one, tell us you number one best buyer, the one that will buy before any of your other buyers, Tell us what they want, what they can and can’t do and why they are your best buyer.  Go.  Ok, who has a seller or knows of a seller/property for that buyer?  Thank you, I believe that was worth all of our times spent.  Oh, by the way, if you did not have a buyer or seller that qualified, you better find one before next week, or at least get a price reduction or a real buyer with credit, a down payment, motivation and a signed representation agreement.”  This little exercise makes your meetings worthy of my clients/students and increases market share substantially!  Be a solution to your agent’s productivity challenges and it becomes your number one recruiting tool.
