50% of my outgoing calls as an agent were three ways. I caught one of my coaching clients sitting at the home while the home inspection was being done. Sure she took work, but was it the most profitable use of her time. She said “but the buyer showed up for the review”. I do not care. In this business how do you cut your time (your only real asset) and still deliver high perceived service to a client. So…………………….only use a home inspector that you trust and is the best. He picks up a key from your office. He does the report alone. He emails it to you, the agent. You call him and ask questions. You present to the buyer over the phone after you have emailed it to him. On questions from the buyer you three way the inspector in. You show your concern and knowledge, cut out a trip to the home, save the time waiting around with the inspector watching him inspect. You turn a two hour mess into a twenty minute resolution. Think my friends, we need more listings in 6-8 hours a day. We need to be stingy with our time but deliver a great experience.
