While there are many excellent residential agents, you can not compare the services a competent commercial agent brings. To begin the language for a commercial transaction is totally different. Residential real estate is emotional while commercial is analytical. You have to know cap-rate, internal rate of return, evaluation of present and future values, calculate value of land for development depending of the FAR allowed by zoning, know the market rate for leasing, know if a lease is a gross lease, net lease or NNN lease, passthrough, CPI, BOMA standard, etc. I could go on and on. It all boils down to…You would not go to your Ophthalmology if you are having a heart attack.
