Many a lawsuit has been won by keeping track of what is said during a relationship.  I kept this in my file from the moment we began preparing a listing presentation.  When I went to a home, this paper was stapled to the top of the file so it was not lost in the shuffle.

With each call you have with the seller, you can take notes regarding what was said and the course of action needed.  The more complete the notes including who, what, when, why, where, and how will allow you to keep any ambitious attorneys off the prowl (God forbid one is needed!), but most importantly, this conversation log will assist you in your future conversations with the sellers when you remind them of past conversations.

I still believe that you need a hard copy file on listings instead of going 100% digital.  This document is still much easier to keep as a hard copy.  It is a simple document, but a document that I feel is greatly important.
