This is a document that you can include in the seller section of your website but don’t forget to also include a hard copy in your listing presentation (in case they didn’t submit the form online).
I will sell your property within ninety days from the day you list with me. If I have not brought you a fair offer by day ninety, I will deduct $2000 from my commission at closing.
FOUR RULES:
There are only four rules, and they are all reasonable, simple, and honest.
First, this guarantee applies to houses, townhouses, condominiums, and multi-family units not to vacant land.
Second, I can only guarantee to sell a property if I know there is a market for it at or near the price at which it is offered, so rule number two is that at least three properties comparable to yours must have sold in your area within the past three months.
The third rule is that you must price your property for what it is worth on the market now.
Finally, you must do your part by making all necessary repairs that we both agree on before the guarantee period begins.
The property must be neat and clean, on a lockbox, and ready for showing whenever a prospective buyer wants to see it.
