If you’re still going after those expireds and haven’t had any luck, here’s yet another letter to use in trying to obtain their listing. Sometimes, it’s merely persistence, offering different solutions, options, and philosophies.

On (date), I called and left a message on your voice mail because I noticed that your home at (property address) has been off the market for several days. There are only two reasons why your property did not sell: WRONG PRICE or POOR EXPOSURE.

If price was the reason your home did not sell, I would simply remedy that by using objective data like recent comparable sales (just like an appraiser) to determine the correct price. It is easy to come up with the correct price when you use every sale and have seen every sale.
