Being in real estate sales for over 30 years and then on the seminar circuit…..somedays, for a very short period of time I miss the adrenaline rush of the big score.  Getting the listing over the others, a fast, seamless sale and closing, a big speech that results in a flood of product sales, the perfect home for an appreciative buyer, the purchase for my investment portfolio that is too good to be true.  Wait, still do that last one.

I had to learn the highs are not the same but just as satisfying.  In the old days when I was a sinner without Jesus decisions were made to get rich, be famous, and be attractive to the opposite sex.  (Yes, money does cure physical imperfection!)  Now decisions seeking out financial highs are with me being a sinner with Jesus.  I am trying to do things to please Him and even though not always being successful, the highs achieved are just as satisfying as before I retired.  I really do recommend that you start thinking about that day when you might give up the lead generation and the contract signatures to manage the real estate that you bought for yourself.  You will have time to find more and make what you have more valuable.  Your highs will come from fixing up a house so cool that the next tenant pays 30% more rent or negotiating an early payoff on a private loan for a discount or even finding another building with a low down and positive cash flow.

Remember all of this is not possible unless you start now.  Buying those cash flow opportunities, fixing them up and paying down the fast amortizing loan with your positive cash flow.  You do that enough times and you will be able to effect the generations after you with the cash flow, not to mention keeping your tithe even after you are gone.  To do that means you have to make smart decisions… do I substantially increase my listings and keep up a large inventory?  How do you  increase dual agency to 20% of your listing inventory without breaking rules and making co-workers upset?  How do you spend less time with buyers with better results and use that activity to generate listings?  What activities can act as lead generation for new listings and find you new investment properties to invest in.  All of these subjects and thousands more are in my manuals.  40 pounds of books, cd’s, dvd’s that were my bread and butter when I was on the circuit.  Top agents all over the world bought them for $1500.00.  I am clearing out my warehouse for my new life and selling them at my production cost of $90.00 plus about $26.00 in shipping anywhere in the US.  (Sorry Canada, your border patrol/customs open the boxes, see the prices on the books and charge customs to my clients which result in angry phone calls, so no more shipping to Canada.)  I digress, now is the time to set up your real estate business to become profitable so that you can pay down your debt, buy the product you know most about and someday be a mini real estate mogul.  To obtain this offer go here.
